What do you look for when qualifying a potential tenant's credit application?:
When reviewing a credit application, we take into consideration a person's rental, credit and employment history. We do look at evictions from other rental offices, judgments and charge-offs (a charge off is an open line of credit that was never satisfied.) When possible, please bring a letter of rental reference from prior landlord's and pay stubs. Picture ID and Social Security card will need to be present to do a credit application. Credit Applications are $25.00.
What is the last day that I can pay rent without a late fee?
Late fees are applied the morning of the 6th. Late fees are $15.00 or 5% of the rental rate.
Can I pay with Cash, Debit or Credit?
We only accept money orders and personal checks. We have a free Auto-Draft Option. To sign up for Auto Draft, download the form to the left. The Draft date is the 5th., of the Month.
Are pets allowed? This answer varies depending on the owner of the residence. There is a $200 non-refundable pet fee, per pet- with a maximum of 2 pets at any given residence. The pet fee can be paid in $25 installments over the course of 6 months, with a $50 down payment towards the pet fee. There are Breed restrictions on: German Shepherds, pitbulls, rottweilers, Doberman Pinchers. We have a weight restriction of 50 pounds on all pets.
How much additional do I pay if Court papers have been filed? The additional fee totals $176, plus your $15.00 or 5% (whichever is greater) late fee and any past unpaid balances on repairs, late fees or rent. Court papers are filed on the 11th of each month.
If Court papers are filed, and I pay rent before the court date, do I still have to go to court? Under normal circumstances, if you have paid in full prior to the court date, your case will be dismissed and there is no need to go to court. Please always confirm with Kinley & Associates that your case is being dismissed before not appearing in court.
